renting out house

our house is up for sale and we have moved out and preferrably want to sell it. an agent we used before who does lettings too contacted us to say a couple they let to are going to be homeless in just over two weeks as their owner/landlord is getting his house repossessed. we of course wanted to help in the short term particularly as the couple is just round the corner. we are now in a triangle of words with the couple and the letting agent. the couple are saying that the agent is rubbish and there is no urgency or direction about them, we agree. they have even said that for 10% they do nothing and would fancy going private with us. anyway we then realised that we may have to pay something out of the rental every month to the agency. hubby rang them and they said yes, its 10% of rent every month and there is a finders fee, but he found us not us them! hubby now negotiated 5% and we are waiting for them to come back. hubby told them couple so peed off they want to go private, dont think he should have said that. agency have their deposit though officially it should be in a neutral bank account being held for them. so, we are peed off, as i said he found us, so the agent can pay, stick that in your pipe and smoke it! on a serious note, what would you advise?
