What is the fluid that is expelled from the AC system. It seems to be killing a shrub growing nearby.

It's water.

When I lived in the Middle East, there was a shrub living under the drip from my A/C which did very nicely out of it.

Would it be distilled water?
Effectively, but then tainted with all the filth that accumulates on the condenser and pipes.

It could be that it if the unit is fairly new it has chemicals on the surface from the production process, and these are killing the shrub.
