title Deeds - who retains them?

Hi, I am in the process of moving and my solicitors have infomred me that they do not have the title deeds & that they are probably still lodged with the solicitors who dealt with the original purchase. Would this be correct and do my solicitors not need to obtain the title deeds in order to complete the sale transaction? I am being given the impression that they don't need them-I always thought they did.

Deeds were done away with years ago. It is only what is Registered on the Land Registry computer that counts now. If you wish to see your Title go to landregisteronline. It costs �3 to see the Register and �3 to see the Plan. You can make a copy to keep.
Assuming the property is registered at the Land Registry your solicitor will almost certainly be able to deal with the conveyancing without needing any other title documents.

However, particularly for older properties the deeds file can still be an important set of documents (it is not, as Mustafa says, the deeds that have been done away with, but their use in day to day conveyancing). I have been involved in many property transactions where information from documents in the deed file was essential. Not all information is shown on the Land Registry entry which - like any other human endeavour - is not immune to error. There is also, for older properties, the value of deeds for historical research purposes.

Unfortunately, in my opinion, there is an increasing tendency to treat deeds as unimportant and even to allow them to be destroyed.

Thanks for your answers-I am having a few problems with queries that the buyers solicitors have which probably would have already been addressed by my sols when I purchased. It all adds to the stress of moving
