underpin or drain work?

we are close to exchanging on a property purchase but it has subsidence caused by a defective drain.will the repair work cure it or will it need underpining?

did the leaking drain cause any subsidense? if not then the repair of the leak should be enough

yes the leak has caused a bit of movement with a few cracks to the front corner of the property.outside front it has 2 cracks running with the brick courses from the underside of the window and internally it has a larger crack in the ground floor wall at 90 degrees to the outside ones.if you imagine walking in through the front door and the outside cracks are above the entrance,then when you walk into the hall the bigger crack is to the right on an internall wall. many thanks
