Does anybody know who is the cheapest to sell your home with? Edward Mellor's fees are over �5000 but UMove say they will do it for a total fee of �945? Im confused as its such a big difference. UMove will charge �500 extra though for the HIPS whereas its included in the fee with Edward Mellor but its still a massive difference? Can anyone help?

Cheapest is not necessarily best. Compare what service you will get from each organisation. One is probably shove it up a website and sit back, the other is probably oriented to market your house in other ways, including a High Street shop window, local newspaper advertising.

If you sell the house yourself you do not need a HIP.

Ethel, do you mean you don't need a HIP if you sell your house on a property site such as Houseladder rather than with an estate agent? I thought every house with 3 bedrooms or more had to have a HIP - is that incorrect?
