How much should i expect to pay (roughly) to sell my house, including estate agent fees, conveyancing etc, the house is valued at 135K in the North of England?

I then hope to buy a ex showhouse for 285K how much will that cost me in fees and I have not forgotten stamp duty!

The costs vary from Solicitor to Solicitor. It may cost from around 2K - 5K. Contact various solicitors and ask them for a written quote.

The reason for asking is the mortgage lender are offering to pay for all selling and buying for a 2 year tie-in mortgage, as their interest rate is not quite as competitve as others, I am trying to make a rough calculation on how Timbeau can save some $
