You probably need to check with the Highways dept. or council if planning is required. A ransom strip is worth whatever someone is prepared to pay.

Highways depts in Local Councils will normally use this as their reference to determine Planning Applications. I can't give you an answer because it depends on many factors. The B category is less important than the vehicles per day, and the average speed attained. Not the Speed Limit for the road. The answer is likely to be about 70 metres each way. It is called the Y distance. You also need to be aware of the X distance - this is the distance back from the edge of the road along the access road from which you need to be able to see along the road. Often it is this X disance that causes the problem because of ownership of adjacent land by a neighbour, over which the Applicant has no control over the cutting of hedges close to the carriageway. This is often where the need to acquire land occurs to create the necessary splay. In view of your second question, I imagine you are aware of this. This guidance will give you an idea but Planners will comment on a specific case application.


The answer to the second bit is much as Stanleyman says. Being practical, a potential plot is worth nothing without vehicle access, so a ransom strip that permits a plot could be worth 20% of the value of the plot. If you are buying I would start at a few beans to test out the water because the seller may not appreciate the value. If you are selling I start at the 20% figure and see if the buyer falls off his chair. Happy negotiating!
