I am expecting to go into a bungalow and will sell my present home. I know who wants to buy it but what is the best way to sell without estate agent, advice welcome.

The location of the property could be important here. That's not a reference as to the 'type of area' which it might be in but simply as to how many people might see a 'For Sale' notice if you displayed one outside.

When I had to sell my late father's house I realised
(a) that it was on a well-traversed road; and
(b) far more importantly, it was in sight of several other properties with 'For Sale' boards outside (so that anyone viewing them would be likely to see any sign I displayed).

So I designed a poster (on ordinary white A4 paper) which said "For Sale, 3 bedrooms, separate garage, no chain, £xxxxx, phone 01234 567890". I then took it to a copy shop and got 2 A2 copies on brightly coloured paper, which I placed in the windows, resulting in a very quick and simple sale.

If your house is on a quiet cul-de-sac, where there are no other properties for sale, my technique probably wouldn't work for you. (It's also worth remembering that you now can't sell a house without an Energy Performance Certificate - which didn't apply when I was selling). So you'll need to consider how people will get to know about your house. The answer to that is likely to "through the internet", so you'll need to get the property listed with sites such as RightMove, Zoopla, FindAProperty and PrimeLocation. Such sites generally don't accept ads from private sellers but you don't need to use an expensive High Street estate agent to get access to them; online estate agents (such as those below) can do the job for a low fixed fee:
