title deeds - removing a name

Hi.. to get the mortgage we want, I have to do it in my sole name due to credit check etc, and as the mortgage is to be in my name only, i have been told the title deeds need to mirror this...
1. is this correct
2. do i need a solicitor to do this?
3. how much will it cost?
4 how long will it take.
5. what happens if anything happens to me... will it go to my wife automatically?

any advice would be much appreciated. thanks

Is this a re-mortgage of a property that you currently own in joint names? Any prospective lender will want all owners cited as borrowers. Find a lender that will accept all the owners as borrowers.
