Cutting down a pear tree

We have an extremley large pear tree some 10 - 12m high very close to the house and we need to either cut it down or reduce its height by over half.

The fruit is sharp and useless so there's no love lost between us! we just spend our time composting it and worrying about it falling onto the single storey roof.

What's best? If we reduce it in height and leave just a trunk and two thick stumpy branches will it rejuvinate itself. And if we cut it down altogether, is the stump likely to regrow - will we have to remove that too?

Is there room for it to drop in the garden? Any stump left will regrow if untreated. If the pears are no good and it's close to the house why keep it? A new tree further away wule better

We have brought most of it down this week bit by bit, but rather than tackle the stump, we;ll leave it a 6 ft with three think limbs and keep it trimmed once it starts to sprout again. Unless we've killed it of course, and then we'll bring it down altogether.
