My ex-partner won't pay mortgage

Hi, hope you can help

My partner and I have split up, but we are still living under the same roof. We have a shared mortgage but only I pay the mortgage bills and I cannot get him to pay any of it. He is effectively living rent-free. He pays some of the other bills including electric and gas. I have been advised that I should at least for now remortgage so that I can get a cheaper rate so that I can keep costs down. However he will not agree to sign anything so that I can change the mortgage. Does anyone have any advice on this. I can't sell up and split from him totally, because house prices are so high I would not be able to afford somewhere new. I have 10 years left on the mortgage

It's a rotten (but not in the least bit uncommon) situation and you may have to get crude, rough and tough to get out of it. However, to save a lot of unnecessary words can you say, please, whether it is registered in joint names at the Land Registry, or, if one name, yours or his (if you do not know click this link

and pay �2 by credit card to see the Register (you can print a copy to keep). If in joint names, would you also say, please, whether it is held as a joint tenancy or a tenancy in common.

We are both registered on the land registry and we have a joint tenancy.
