well if as you state you are risk averse, do not invest in a country you do not live in - its that easy

Yes. But what if I am a US citizen LIVING in the US and there is a depression in 3 years. Then is it POSSIBLE to make a portfolio in US real estate? is it advisable?

What could I do to make it investment worthy ?

How can I arbitrage so that I am still safe and done lose money?
