My elderly parents need to move house and want to sell their present property which they have owned since  1960.  They have lost the deeds to their house. There is no outstanding mortgage on the property and they are the sole owners. Where do we go from here to get the deeds replaced?

Thank you
The system of holding property by deeds, certificates etc has been done away with and replaced with an Entry on the Land Register. To view a copy of the Entry for a particular property click this link http://www.landregisteronline.gov.uk/ and follow the instructions (it doesnt matter if you do not know the title number). It costs 2 to view the Entry and a furter 2 to view the plan, both of which can be copied. Note that the relevant Land Registry Area Office is shown. You need an Official Copy for all legal purposes, and to obtain this click this link http://www.landreg.gov.uk/publications/?pubtype=1 and download Form OC 1 and send with 4 for the Entry and a further 4 for the Plan to the relevant LR Area Office. Thats all there is to it! You need an Official Copy
Don't know where the extra "You need an Official Copy" came from!!!
Just a thought . . . you say there is no o/s mortgage. Did they have one? If so, it may be possible that when the loan was paid off the deeds may have been kept by the lender in a "deed retention" scheme. Most lenders that did this made a nominal annual charge. Alternatively they could have been retained by their solicitor or the bank.
