Name change on Morgage & Deeds

I have a property bought in joint names with a friend .But It was only to help me get a morgage.This was 15 years ago ,I no longer have contact with this person.How can I change name on the Deeds / Morgage without geting the person involved. I can afford to pay off the property will this help ?

You will have to be seen to have taken all available steps to trace this person.  In effect this person has a 50% stake in the property and could make a claim on it.  Although you will probably be able to show that you have made every payment on the house and the chances are a court would rule the house is 100% yours.  However, you will need to seek legal advice on this.  The chances are you will need to involve the other person if you can locate them but you must be seen to have tried every which way to make contact.
