Well one of my favourite fantasy novels is "Legend" my David Gemmel and one of the reasons I love it so much is because the hero isnt always brave and heroic, he gets scared and the woman he loves isnt perfect either, she isn't perfect and slim and beautiful. She is awkward and uncomfortable with herself but he loves her passionately. It makes a change.  Not sure if that helps at all but good luck with your book
Same thing as I look for in any other book. Real people dealing with situations the best way they know how, surprises, plot twists that you can't forsee, a story that moves along. The magic or fantasy element must be consistent and integral to the story, not a tool to get the writer out of difficult spots. It can have sad bits and major characters can die, but it must have a happy ending unless you are Guy Kay or Ursula le Guin!!

1) Not being an unimaginative rip-off of Lord of the Rings/The Hobbit would be my main criteria!
