Not sure where or what type of property it is, but if it's abroad, Have you tried owners direct? Or your local paper, cottages 4you, welcome cottages?
In addition to Icemaiden's suggestions, why not set up your own website with plenty of photos, details etc?

Property in Scotland. Ta for your suggestions.
Have you thought about advertising it in The Lady magazine? They have a section for holiday lets both in the UK and abroad.
depending on what sort of visitors you want to attract, eg. cyclists, walkers, retired, families etc, you could advertise in certain publications!

BUT you can easily make a website with contact you button and all the interior and scenic shots, and keep all the income for yourselves!

do you clean it yourself btw? if you use a cleaning agency, THEY might also know where other properties are advertised!
Owners Direct is fine for UK holiday lets.

The annual fee is very reasonable (around £250). You have control of your details and the information you put on the website. You set your own pricing, terms and conditions, update availablilty calendar, etc. You deal with the clients directly via email, phone or both.

Hoseasons, cottages4u, etc. - many of these types of agencies are all part of the same group. They do the grading, pricing, info, booking, etc. I think they charge between 20% and 25%.
