Having a garden is so important to many homeowners that they would give up additional rooms in order to get one, says a new survey. Two thirds of homeowners say that they would give up a utility room for a decent outside space, while more than half would go without an extra bathroom or bedroom.

The supply of properties with pleasant gardens is shorter than the demand however, with two fifths of homeowners saying that they struggled to find property with outdoor space.

The shortage means that homes with well-tended and appointed gardens command a premium in the market. With more and more of us leaning towards the Mediterranean ‘outdoor’ lifestyle a well kept garden is a must.

"Our survey shows that having a garden is a distinct advantage when selling a property," said a representative of the estate agents who conducted the research.

"With a little maintenance, this area can prove extremely appealing to prospective buyers and can even be the determining factor in a sale. Buyers are increasingly attracted to homes offering the possibility for outdoor living."

"With today's hectic lifestyles, people are looking for an alternative place to relax in their spare time."

A well-paved patio area was the most important single feature in a garden said homeowners, with women saying that established trees and shrubs were also important.

Men were more likely to name garden sheds and greenhouses as an important feature, while both considered water features and decking attractive features.
