That is roofing does anyone have recent knowlege of renewing the cement work on ridge tiles and redoing the pinting on the gable end where it meets the roof?

Just looking for a very rough guide to price to, possibly, soften the blow when the roofer estimates hit the mat.

Semi-detached 1950s house with original tiles.

Thanks.

Rather than just 'patching up',  Dry Ridge & Dry Verge are definitely the way to go for really longlasting jobNow you've put me on the spot. Don't overthink this Dougie. You don't even need a roofer.
Any small builder/handyman could do this.

It just needs someone to shin up a ladder onto a roof ladder with a bucket of mortar.
If the gable is a bit high for a ladder, then the pointing could be done from a simple tower frame.

I'm always harping on here about using people you can trust or come recommended.
I would just point him towards the roof and let him get on with it.
Average handyman rates are around £25 per hour (£200 a day.)

I wouldn't even ask for a quote. It will depend on what he finds when he gets up there.
The ridge tiles may just need pointing, but one or two may need re-bedding.
It can all be a terribly vague business Doug. Hence having someone you have confidence in.
The last thing you want is for neanderthal roofing company to turn up mob-handed and make a meal of it. :o)

Thanks for that, Builder, I have a local company coming out on Thursday for a a look and quote.
They come highly recommended by previous customers and their own promotional stuff if professionally done.
The owner has apparently raised a couple of million for charidee over the years too so with all that in mind I'll give them a chance but I think I'll go with your handyman suggestion in the end.

Thanks for taking the time. :-)

Well they've been, seen and quoted, The Builder, I wonder if you could cast an eye over the list below when you have a minute and give an off the top of your head price so I can compare to what the contractor has given.

Many thanks.

Now you've put me on the spot. I always say on here that it's difficult without being there to get a feel for the job.

However..........  since it's you, Dougie, I'll stick my neck out. Keep this between us. I wouldn't want everyone to know  😏

Assuming it's one fella on his own, I would estimate £900-1100.

If there's labourer, maybe 3 or 4 hundred more. That'll depend on the confidence of the chap doing the job. Not everyone would do it off ladders. (Perfectly safe though.)

(Scaffolding would most likely double the price .)

Thanks for that young man. There will be two of them at least and there's VAT on top so you're on the money. 😄

The surveyor went up, had a good look and took some photos, even removed some of the debris from the gutter on his way back down.

I'm still mulling and waiting for quotes for just a reseating of the tiles.

Once again thanks for your input and advice. Cheers.

😎
