Can I transfer my third share in a house to my 12 yr-old son? The other two owners are my brothers.
How do I inform the Land Registry and do I need to use a solicitor?

I don't think anybody who is under the age of 18 (when you legally become an adult) is allowed to own property. However you could probably put your share of the house in trust for him but you would need to do this via a solicitor to ensure it is legally water tight. Also have you made a Will expressing your wishes? If you can't afford for this to go wrong, a solicitor will be worth the money.
