Hi! I bought a 3 bedroom house 6 months ago in England, Blackburn (myself live in Gillingham, Kent). The house market value was 85 000 back then, I put down about 10 000 for mortgage - it was my second house I have bought in this country. Monthly mortgage payments are around 450 with an insurance - all of which covered by tenants living inside and who have 4 year rent contract. I want to transfer the house to my friends name, mainly because I need to leave the country for a family emergency back in Sweden and need cash ASAP. My friend is willing to give me 12 000 in cash in condition I transfer the house to his name, in other words give up the ownership, which is perfectly ok with me. Whats the best way to go about it? Can I make it like a gift transfer? And how much should I be expecting to pay for taxes and legal fees for this change of ownership?

You can't transfer the house to his name without the mortgage company agreeing to transfer the mortgage to him.

All you're transferring really is a debt.
