wood staining

A summer house was stained a couple of years ago with an oil-based decking stain. Last year it was badly prepared before a water-based wood stained was applied. Needless to say it is flaking very badly. I would appreciate any advice on how to prepare the wood and what stain to use. It then needs to be relatively maintenance free with just yearly re-staining after that. Thank you in advance

The wood treatment I would recomend every time is 'Sandolin'. It's not cheap but it will out last anything else offered for sale! Good Luck Tbird+

Thank you Thunderbird.......sorry I'm so late with this reply, I couldn't get onto the answerbank site!! I have just looked at the Sadolin website (on your recommendation) and they have various products, so I have emailed them for advice on which one of their products will be appropriate. Thanks again
