Can any of you give me a rough idea of the cost of rewiring a large three bedroomed semi based on professional knowledge or recent personal experience ?

A friend had her detached house done a few years ago and it cost about £3000 then. It's not a cheap thing to have done and the upheaval is a nightmare. Good luck derek. It's something I need to have done sooner rather than later and I'm dreading it.
Empty of all furniture, it would be around £3,000, Derek.

In the real world, with it being inhabited, it does add a lot to the labour cost. Referred to in the business as "house-bashing", you'd be surprised at how many electricians try to avoid this sort of work. It's a real chore. That would put the cost up to around £4,000.

Quite often, it's impossible to pull cable through existing channels. Chasing in would be needed. Then there's plastering and re-decorating. That would be another cost.

I'd would advise you to employ a plasterer to plaster the chasings. And a joiner to put the floorboards back, as most tricians are useless at finishing off!

deka......I would say between 3-4k depending on what you want and your location.As for mess...90% of our clients end up with a cleaner house than when we started.Generally compromise with regard to outlet positions can reduce a lot of the mess.That said, some guys out there dont own a vacuum or a dustpan.Go on recommendation and check registration details on line.
How old is the property?

Property has just been bought by my son and built early 1030s. Pretty well maintained until the last ten years then allowed to deteriorate. Mainly superficial work needs to be done but rewiring is No1 priority.
