Rental,property Question

Not sure where this goes but here it is!!

If someone rents a house and it has laminate flooring (albeit a bit dodgy) when the floor needs replacing does the landlord have to,replace it,with laminate or,can they put carpet down?

If the property description specifies the flooring material the landlord has to stick to it. Otherwise they can use any material they want.

Look at the tenancy agreement. If - as Eddie says - it specifies laminate then that must be used unless the tenant agrees otherwise. However, the landlord could give the tenant 2 months notice if the agreement is now periodic (in other words, if the fixed term has ended) & get a new tenant.
