i have decided to file for a divorce, my wife and i equally share our home however i have been told she is not obliged to sell the house in order to split our assets as her 20 year old son whom i am not the father of is in full time education. Is this true?

No, the cut off point is 18 as the child is now an adult. It makes no difference if the son is in full time education or not, they are now legally an adult and you dont have to provide a home for them.
