But these seem likely.
12a, 13a, 17a, 21a, 29a, 38a, 40a, 3, 6, 10, 15.

Correct?
Not 10d but 23d - the rest are right, hankir.
12a misprint A for 'n[e]il'.
6d Y for 'ba[d]'.

I just realized I do not have 38a letter .

The misprint letters provide a cryptic clue but not making much sense.

Something in Arden? Anagram?
Yes, you're nearly there - a famous boat race venue?
...but with 3 different letters at the end (you might have heard of it).
sorry, hankir - I'm confusing myself now! It's the boat race venue - forget about anagrams.
...obviously, the full (13 letter) venue has nothing to with the other place.

Henley on Thames comes to mind. But will have to google for names.
Some of the places are obscure even for natives, so you might struggle, hankir.
You were right with Arden - and you're right with Henley-(in)- [they've all got hyphens].
The grid contains everything you need apart from the parts inside the hyphens, and the positioning of the parts should give you an idea of whether it's in, over, under or beside (but with various synonyms of these).
