House Buying problem(long winded - sorry)

My son is buying a house and has used the mortgage adviser at the Estate Agent. With these figures in mind he proceeded with the sale and incurred all the usual expenses. Unbeknown to him she received word from the lender at least a month ago revising her figures down rather considerably and had he known all this he might well have thought twice about this property. He is so near to completion and exchange now, he wonders if in the circumstances he might have a claim of negligance against this woman. The Estate Agent says he knows nothing about such a revision and the advisor is back tomorrow from a week`s holiday so my son would like to be sure if there is a case for them to answer when he goes to tackle them - at the lender`s suggestion.
