Housing benefit and income

My mother is having to sell the family home, and has already moved to sheltered accomodation. she receives housing benefit for this rent and also receives guaranteed pension credit. How much can she have without it affecting her benefits, and also what can she spend it on without it looking like she is hiding this money. BTW this house was supposed to be our inheritance. she wants to gift her children money whilst she is alive but hopes this doesnt affect her benefit. thanx in adv
