I moved into a property over two yrs ago. The former occupants converted the garage to a utility room which I now want to fit a downstairs toilet.

Question is, do I need a planning permission to do this? DO I need to inform the mortgage company? The will be no structual works I presume

speak to building controls at your local council - you wont need planning permission but will probably need to pass it by BC, but if you ring them they will tell you your obligations
Spot on bednobs. Work that involves sewage drainage is put of Building Regs (Part H from memory). Ventilation as well.
