My mother wishes to transfer the deeds of her house to me, her only daughter. I live in another property. How long will it take and how do we go about it?

You'll need a solicitor one each preferably as you both have different interests in the transaction and will should take independent representation. The transfer itself should be very quick and painless assuming there is no mortgage on the property no more than a month I would think. However you and your mother should consult a financial adviser about protecting yourself from an inheritance tax bill if something should happen to your mother in the next seven years or so
