My house is semi-detached and in the back garden a fence divides our propeties. But the adjoining property is rented. The fence has become dangerous and needs repairing but in 10months the Landlady hasn`t done anything. On the deeds it shows the fence as hers. After all this time what is the next best course of action?

Are you able to contact the landlady direct, or is the property under the managent of an agency?  Which ever it is, try to contact someone who has the responsibility of upkeeping the property and explain the problem. It may be that they are unaware of how dangerous the fence is.

Put your complaint in writing and keep a copy of the letter, that way you can 'prove' you made the compliant and the details.

Alternatively have a word with the Citizens Advice Centre, as you may need legal help to get this rectified.

Good luck

Unless there is something specific in the deeds the owner is under no legal obligation to maintain it. By all means check but I doubt if there is anything you can do except build your own if you wish
