what's the market like at the mo? I ask because my house went on the market this morning, and already we have five booked in viewings!

Depending where you are in the country (i'm down south), there are very few houses being sold at the moment which is creating a huge sellers market and pushing up prices.
Where I live they seem to go within a few weeks.
As far as I can tell, very good. I sold my house in a day and there are a lot of 'sold' signs to be seen around.
Houses round here are snapped up in days if they are realistically priced, even through the slump we saw not much slowing down of the property market.
That's true, Rocky, one house down the road has been on the market for ages but it is seriously over priced.

Our's is finally going on the market today. That was quick naomi! Did you get all your decluttering done?
Still at it, Mazie. All the rooms are done and we did the loft at the weekend. Oh my! It was like revisiting history!! Outbuildings still to do - but that's my husband's area, thank goodness, although I'll have to oversee it. He does have a tendency to move things rather than chuck them. :o)
Mines the same naomi.... I'm dreading this house selling lark! We've been here for 35 years and I think I'm going to be sad.

Whatever the estate agent has told you to sell the house at, add at least £10,000 to it (maybe more depending on the value of the house).

Many estate agents suggest a low asking price so the house sells quickly and they get their commission.

A house next to me went on the market at £284,995 a week or so back and the first people looking at it offered the full asking price and it sold the same day.

They could have easily got £10,000 more for it.

It is a sellers market so put up the price.
Houses here in the South are going well.

Your Agent will have a list of waiting buyers who he will contact first so there will be an initial flurry.

After that it will slow down as the Agent will then have to wait for people to spot your property and contact him.

But you never know you might sell straight away.

Think the house prices have risen recently.
Certainly selling around here and prices rising. A nice one bed flat near me selling at £345k and a not very nice one at £450 (needs work but brill location if you don't mind drunks staggering around until 4am in the summer).

Two lots of people I know have put their houses on the market and both sold the first day. It's moving fast here in Sussex but that's because we're on a commuter link to London and Gatwick.

i wish id read these answers before i put it on the market - we now have 16 viewings booked in for the first week and have had an over the asking price offer already!
