How big does something have to be to require planning permission on a residential property?

It's not simply size that matters. Location can be just as important. (e.g. the proximity of the new structure to any existing buildings or to property boundaries).

Check out Chris's Planning Portal site......... looking for "permitted development". That's a summary of what's allowed without having to apply for PP.
Have a look at the "Interactive House" link.
Different authorities have different rules. For instance, we needed planning for our conservatory, but if our garage had been connected to the house (even just by a brick arch over the back gate between the two) , we wouldn't. Ring up your planning office and ask their advice...and if you ask they will be more helpful in the long run.
