I would like to have an extension added to my kitchen. I need to know how much it's going to cost, so that I can increase my mortgage sufficiently. Can you help me with the initial stages - who comes first - the architect or the builder? I don't know in which order to approach this!

First the builder to get a rough cost as he will be the biggest expense
get a builder in to give a rough cost as he will be where your going to spend most of your money.

Useful advice - I'll get started.

I had an extension to the first floor with a carport area underneath and a tiled roof. It cost just over �20.000 the architect cost if i remeber right just just over �1000.


My big tip is get an architect that's from your area or knows your local council well, this is were we fell down. He said we couldn't have a flush front but we didn't want it set back two meters we insisted he drew the plans again and they were passed no problem.
