Ownership of property is considered in two separate ways. The Legal Estate tells you whose names appear on the deeds or at HM Land registry as the legal owner of the land. The Beneficial estate deals with who is entitled to what interests in the property and in its proceeds of sale. The two are often, but not necessarily or always the same. You will have a benefisial interest, and this can not be registered at H M Land Registry which is only concerned with the legal estate. Assuming youi are on good terms with the legal owners there is nothing too much to worry about.

When property is transferred between one person and another without money changing hands it is called a Transfer of Equity. From what you say you may already be Entered on the Land Register, and to check click this link

and follow the instructions. You need only to see the Register which costs 2. Don't worry if you do not know the Title No, it works perfectly well with address and postcode only. If by any chance you are not on the Register, post here and I will advise further.
