want to sell a house without an estate agent. what legal things do I need a solicitor for?

You can theoretically do the conveyancing yourself, without the help of any legal professionals, but it's probably not a good idea. However licensed conveyancers are usually cheaper (and, in my experience, vastly more efficient) than solicitors.

Remember as well that you can't offer a house for sale until you've got an Energy Performance Certificate for it.

you don't actually need a solicitor at all but I'd say you do need someone who can do conveyancing for your own sanity!
We were buying a house once and someone in the chain was doing their own conveyancing. It went on and on and on, because they had to keep returning forms etc that were not properly filled in. It was so frustrating,I wouldn't recommend it to anyone.
