Philadelphus (Mock Orange)

Hi gardeners all

I had a 12-14 foot Philadelphus which was only flowering on the top 2 feet. I have cut it down to about 7 foot over the last two seasons but it is still only flowering on the very top. How can I get it to flower at eyelevel or lower? It looks really healthy so any ideas please, cheers.

I am no gardener, but last year when having a new shed, I just cut the whole plant back very hard to make space and it has flourished. So I would go ahead and cut it down to the level you want flowers.
Only prune it immediately after flowering and remove some older thick stems right down to the ground each year.
