So the estate agent takes you into a room in which there is a sink, work surfaces, a fridge, dishwasher, etc, scales and blenders on the work tops, racks of herbs, cooking utensils on the wall, a block of knives, a chopping board, glass measuring jugs, etc, etc, etc, and says ...

"And this is the kitchen"

It is just SO hard to rein in the sarcasm.

I wasn't too naughty, but I couldn't resist asking him if he was sure.

Is it just me who thinks that, sometimes ... fewer words say more?

Invariably though, I'm accompanied by a twelve-year-old with spikey hair and a white shirt telling me how deceptively spacious everything is ;o)

I had the 12 yr old The Builder mentioned showing me around a 4 Bed 'Executive Home', whilst he was wittering away about how 'deceptively spacious' the property was I was wondering how I was going to transfer the furniture from my 1 bed flat into this house........

I didn't make a offer to the surprise of the 12yr old.
