I'm 54 and have a small joint mortgage with my husband. Things arent good and I wondered if I'd be able to get another mortgage if I moved out.

That probably depends on how much you earn. I would suggest that the banks are unlikely to count the equity you have in your current property as adequate security due to the shared ownership and legal issues involved so you may also need to consider the deposit required e.g. You wouldn't be able to used a money from a joint savings account to do this without your...

You will also need to put some money down before you can buy a house.

No bank is going to give you a 100% mortgage on the value of the house.

So for a £100,000 you may need to put down £30,000 or so of your own money.

If you have no children then force the sale of the house and take your share.
