i have a joint mortgage with my ex partner, he is still living in the property and pays the mortgage however i want my name removing off the property and mortgage.he has applied to take to mortgage on himself and also with someone else on the property however the mortgage comany have refused both.i just want to be able to move on with my life without this over me,how can i remove my name?

Your ex could re apply for a mortgage from another lender and pay off the existing lender.
Presumably the mortgage company don't think you ex could afford to pay on his own?

As you are a joint mortgagor, why don't you ask the company to clarify the situation?
You can't just remove your name. If the mortgage lender has refused then the other option is as BS says.

You need to convince your mortgage provider that your name can be removed. At present the mortgage provider has two people named on the mortgage document both of whom are liable for the entire payment (not 50%) your difficulty may be convincing them to reduce this.
The other thing you can do is to cease paying the mortgage, the provider may then recover the property and have it sold, or your ex-partner must pay the full amount.
You may find it difficult to buy another property whilst named on a mortgage document or having had a property recovered through non-payment.
