After now finding out my leasehold properties freeholder has been bought by a company called Eberlon in 2008 I am just getting a bit concerned as to what may happen. Ground rent has not been paid for 6 years as I never knew who to pay it to, so my solicitor has now written to them to get a copy of lease and to forward any payment due. Ground rent is around £3.00 per year. I am hearing all sorts of stories now that these companies buy the freehold just so they can cause trouble by hiking up the ground rent charging admin fees etc. As this property is rented out and has been since the year they bought the freehold I am concerned they could ask me for a high charge for having done this, plus interest etc or worse still refuse permission for me to let the property. am I right to be worried .....
Since you've employed a solicitor, ask him.
If there was something in the lease to say you couldn't sub-let, then you've broken the agreement. Otherwise, no.
The lease should set out the terms for increasing ground rent. Similarly it should sent out the terms for any consents required for renting out the property. You need to have a good read of the lease, or let your solicitor do it since you've hired one.
Solicitor has asked land reg for a copy of lease but they don't have one. Propert circ 1890 999 year lease. She has now written to co who bought lease to see if they have a copy.
