we want to sell up and get out of the mortgage as we dont want to be tied together. naturally! we are really unsure as to how we go about this? we have owned the property for 6 months and we are first time buyers on the home buyer direct scheme wher we can purchase 75% of the mortgage and pay the first 5 years of the 25% remaining off? is there any one who can help?

I presume there is a housing association that owns the other 25% - you will probably find you are obliged to let them resell it through their housing needs list so I would go back to them first.
