When estate agents specify a property size for sale in square meters then are they saying thats the "footings" size or is it the size of each room added up? Hope that makes sense and tia

Footings. If it were for each room there would be several measurements, one for each room.
Footprint size doesn't make sense to me, as a bungalow would have much less living space than a 5 storey mansion! My guess is that they would add up the overall sq m of each floor, then total them up.
Always thought it was the gross internal floor space.

Sorry should have said size given was for a bungalow but as has been said its probably all room sizes added up
