An asian lady checked out the flat to be the tenant. Today at contract exchange she brought 2 asian friends who were quite aggressive with my personal circumstances. I dont feel comfortable with them as tenants. What excuse can I give not to pursue the tenancy & avoid race relations problems.

Tell the truth; "I am not happy with the aggressive attitude of your friends so I am not willing to let the flat to you".

did you sign the contract today?

The tenant signed but couldnt raise the rent & expected the keys free of any payments. At present am ignoring her calls.
It seems to me that, if the prospective tenant has not complied with all the relevant conditions, you are entitled to ask her to look elsewhere.

She claims to rent several businesses & asks what are fixtures & fittings.
She asks "what are fixtures and fittings"? She sounds to be a bit of a bluffer. Show her the door.

I have her signed lease.
Has she paid a deposit? If not, you can wave her goodbye.

Am afraid of being had by the race card. The original tenant is fine but she said nothing while her friends piled into me & complained as to how I expected them to raise the rent today or bank holiday. Credit cards only release £200 pday etc.

Done bhg suggestion. Now getting sob stories of her bruv evicting her coz he inherited the mums house etc etc etc & have blocked their calls.
We're her friends going to be staying with her in the flat?

Good decision tambo and thanks for BA. If there is any comeback you can point out that you were interested in letting the flat to her until you met her friends. You must have known she was Asian by her name before you met her so, had there been racist reasons, you would have terminated things at that point. The fact that you met her shows you were willing to let and had no racist objections, just the dislike of her companions when you met them.
You could always rent it to another Asian person with nicer friends;-)

i have no objection to renting to any race so long as they are honest & trust goes both ways.
