Fixed Term Tenancy, Was I Obliged To Give Notice To Tenant ?

Hi,

Following on from
https://www.theanswerbank.co.uk/Law/Question1698357.html#answer-12337653
obviously giving some notice is the "fair" thing to do but did I actually *need* to give the tenant notice or could I have waited until nearer the renewal date ? They're not being particularly co operative & I'd like to be able to say I'm trying to be "fair".

90% of tenancies coming to court in Manchester are 'run on'
same conditions as the written first term except the period is usually taken as the rent period

so if the rent is monthly then it runs from month to month

this is also settled law - so no you would not be being nice if you said that you had deemed the contract to be 'run on'
