Confused by this -the HM site isn't very clear at all.Some sites say i have to use a solicitor, others say i can do it myself .I think it is quitclaim form.There is no mortgage.To avoid any issues i contacted a local solicitor and he said nearly £500 !!!

The lender should have used form DS1 to notify the Land Registry that the mortgage has been discharged. So I advise hassling the lender to do so. (When I tried to sell part of my garden to a neighbour I found that the Land Registry's records still showed that there was a charge against the property in favour of the The Woolwich, despite the fact that I'd paid off the mortgage over a decade earlier. I contacted Barclays Bank, who'd taken over The Woolwich, to get them to lift the charge). It shouldn't cost you anything to get the charge lifted by the lender.

Otherwise you'll need to complete form DS2 and send it to the Land Registry, accompanied by the appropriate evidence of identity and the Scale 2 fee:

If in doubt, contact the Land Registry on 0300 006 0411. (0830 to 1700, Mon to Fri. Calls are charged at the same rate as those to 01 or 02 numbers, from both landlines and mobiles. In many cases that will mean that you won't have to pay for the call, as it will count as part of the 'included minutes' in your phone deal).
Not sure what you mean if there is no Mortgage there should no longer be a Mortgage Deed as that is the documentation you sign to allow the lender to place the charge on the property.

Buenchico thanks.I contacted Halifax few weeks ago they said "they had no intrest in the property".However , i don't recall receiving any discharge letter-or anything to that affect .All i got was new monthly payments of £0.00 Also does it matter who does the claim process ? Grantor or Grantee ? Not sure why solicitor wants £500
The first thing that I'd do, if I was in your position, would be to pay £3 for a copy of the title register. It might well show that the Halifax has lifted the charge already:

Yes it is expensive. Using solicitors to put deeds in joint names cost me £700.

I was told for a mistake in the land registry, that the solicitor what did it ( in my case had failed to do it) has to correct it
and like Chris' woolwich he had gone elsewhere

in all the cases where the mortgage was recorded, I was written a letter saying that the records had been altered

if you are getting a £0.00 mortgage report then it seems clear it hasnt been done BUT - there was a phase when mortgages were kept on at £1 so that a mortgagor cd raise funds on the house later on without paying the er £500 charge usually associated with finding a re-mortgage
(sort of early equity release and generally a much better deal)

use a licensed conveyancer - about half the cost ( £300)
