Stubborn Tenant!

We own a house up North and we have a tenant. The tenant was in it when we bought it and it was always our intention to sell it. It was explained to him very clearly that he would not be evicted as he has a secured tenancy agreement and he seemed fine. However, every time a prospective buyer came up he cancelled the viewing hours beforehand with any excuse whatsoever - kids were ill, he had a doctors appointment etc etc.

Anyway his tenancy was due for renewal on 1st of March, and we spoke to the agent and said were only going to renew it if he stops being so difficult about letting people view the house - he is NOT going to be evicted. He agreed and said he would now let people in. So we renewed it. This week we had two viewings arranged for this afternoon which we were very excited about. He has literally just rang the agent 2hours before the first viewing saying he is ill and nobody can come round!! So yet again not one single person has been able to view this house!!
Where do I stand legally??

Yes spoke to agent and said to tell tenant that as he is being so unreasonable we will be serving him notice in 4 months time and his tenancy will not be renewed. He’s has multiple chances and has blown every one.
