"Primary market cap is the market value of all outstanding common shares of a company. Implied market cap adds the value of all UPREIT operating partnership units as if they were converted into the REIT's stock. Fully diluted market cap includesconvertible preferred stock, convertible debentures, warrants, options and other securities with equity conversion features."
