Hi need little advise please..considering purchasing a grade 2 listed building to use as a engineering supplies shop / warehouse would we need planning permission? It used to be an bank now empty.

change of use probably...will there be any hazchem storage etc ? best ask council before purchase

A change of use from 'A2' to 'A1' doesn't require planning permission. However changing 'A2' to 'B8' does:

Coming back to the 'listed' status, you'd need Listed Building Consent (which is entirely separate to Planning Permission) for the "alteration or extension of a listed building in any manner (including internal) which would affect its character as a building of special architectural or historic interest":

As MM suggests, you should seek advice from the local authority.
Just a point.....
Although listed building consent is entirely separate to Planning Permission, it is now possible to submit for both via the same application form on the Planning Portal website.
You will need someone to draw up plans and joinery details of all elements which affect the existing interior and exterior of the building.
Also....
Seeking advice from the local authority prior to a full application is now a formalised process where a fair amount of detail has to be submitted and a fee paid (usually a few hundred pounds).

I discovered that to my horror last year - £600 they wanted. Decided not to proceed.

Thanks great advice thanks, we are proobly classed as b8 will have to consider if the purchase is right for us.. argh.. is it a ball ache changing you think?

Basically need to change from a2 to b2 seems to be correct. No outside storage.
