HELP. try and be as short as poss. bought house in 1981, it had a porch. applied for planning permission in 1997 to build a conservatory at back and extend the porch slightly just wider not out more towards pavement - granted and built to dimensions as granted. trying to sell house. apparently the porch is not registered and is on the highway?! they are suggesting we cannot have title to it? It is so small that it appeared as a dot on the land registry ......any geniuses out there with advice! we cant apparently claim adverse possession as on a highway ! On the form for pp there is a section about checking highway authority and it states- not applicable!? have we any comeback on the conveyancing solicitors perhaps when we bought the house back in 1981? i think registering property/land didn't happen until 1990 but so !? Thanks in advance.

I'd start by contacting the relevant highway authority to see if they'll give/sell you the relevant piece of land.
