I am looking at buying a property to rent out, and can't decide between two houses. Both are three bedroom on same estate, one has a garage but smaller bedroom, the other has no garage (but two parking spaces) but much bigger bedrooms. What is more important to tenants? Storage or bigger rooms?

Bigger rooms as there is ample off road parking.

Many people can't get their cars in the garage anyway - owners of people carriers and 4x4s and so on.

If there was no off road parking the garage may be an important factor, but this isn't the case.
Definitely bigger rooms - nobody I know puts their car in the garage anyway, so it's only a store room. Tennants can use the loft (I assume it has one) or buy a shed if they need more storage.
If I were a tenant, I'd opt for bigger rooms rather than a garage if off-street parking was available.

Thanks everyone, it's meant to be plural too, all the bedrooms are bigger in the house with no garage. IT's the one I want but other half wants the garage - men! Cheers though, made me feel right if nothing else.
